Heating work here is seasonal in a way cooling never is. Most of the year the furnace sits idle, and the fault it developed last February is still sitting there in November, waiting for the first cold front to reveal it. That is why the busiest heating day of our year is always the same day: the first night the temperature drops below about 40 degrees, when tens of thousands of Houston-area systems all get asked to work at once.
There is something else about this city specifically, and it shapes most of what we find on a heating call here. It has to do with when Missouri City was built.
Texas did not have a mandatory statewide energy code until 1 September 2001. Senate Bill 5, passed by the 77th Legislature and codified at Texas Health and Safety Code Section 388.003, adopted the 2000 International Energy Conservation Code plus its 2001 supplement as the first binding standard for residential construction. Before that, outside state-owned buildings, there was no statewide requirement at all. Census Bureau American Community Survey data, 2024 five-year estimates table B25034, puts 17,960 of Missouri City’s 28,577 housing units, 62.8%, in 1999 or earlier. The single largest decade is the 1970s at 6,071 units, 21.2%, which is the oldest-skewing largest decade of any city 75 Degree AC serves.
Read that again in practical terms. Roughly two in three houses in this city were built to no energy standard whatsoever, and one in five went up in a single decade during which nobody was checking insulation depth, duct sealing or air leakage, because there was no rule to check against.
The 2000s bucket in that census table straddles the September 2001 date and cannot be split, so we are not going to claim it. The honest figure is 62.8%, and it is enough.
None of this means those houses are bad. Plenty of 1970s Missouri City homes are better built than things going up now. It means the parts of a house that decide whether it holds heat were left to whoever was pouring the slab that year, and forty-odd years later that variation shows up as a service call.
The most common thing we find on a heating call in an older Missouri City house is a furnace that is doing its job. It lights, it runs, it produces hot air at the plenum at the temperature rise the manufacturer specifies. And the back bedroom is still cold. The fault is not in the equipment. It is in everything between the equipment and the room.
Ducts are usually the biggest single piece of it. And there is air leakage, which is the one nobody thinks about: the gaps around recessed lights, the top plates, the attic hatch, the chase where the plumbing stack runs. A house loses heat through all of them at once, quietly, all winter.
Here is the part that matters for your money. A furnace sized for a leaky house is a bigger furnace than the house actually needs. Fix the leaks and the furnace is now oversized, which makes it cycle on and off more often than it should, which wears the ignition components faster. Leave the leaks and you pay to heat the attic. Either way, the equipment gets blamed for a building problem.
We say this knowing it costs us work. A company that only sells furnace parts has no reason to tell you the ducts are the problem.
Before the table, the short version: if your furnace runs and the house is still cold, spend the money on the ducts before you spend it on the furnace. Duct work is the cheapest of the four fixes below, it is the one most likely to be the actual fault in a pre-2001 house, and unlike the other three it also improves your summer bill.

Missouri City is really two housing stocks wearing one city name, and they fail differently.
Quail Valley was laid out from the late 1960s around the golf course and filled in through the 1970s. It is the heart of that 6,071-unit 1970s cohort. Systems there are typically on their third furnace in original ductwork, with attic insulation that has been walked on and disturbed for fifty years. The call is usually airflow, comfort complaints room by room, and a furnace that is fine.
Sienna is the other end. Master-planned, mostly 2000s onward, built under an energy code, with sealed ducts and adequate insulation from day one. Systems there are younger and the failures are component failures: a control board, an ignitor, a condensate problem. Straightforward, and usually genuinely the furnace.
Worth noticing what the market does with that. Across those eight competitor pages, Sienna is mentioned 15 times and Quail Valley 5. The industry is writing its Missouri City copy for the new side of the city, which is the side with the fewest heating problems.
The order matters, because most of the expensive mistakes in this trade come from quoting equipment before measuring the system.
Steps three and four are the ones that get skipped. They are also the two that decide whether you are being sold a furnace you do not need.
A gas furnace in this climate is engineered for roughly 15 to 20 years, and Houston is easy duty for heating equipment because it runs so little. We routinely see 25-year-old furnaces in Quail Valley still working, which is not something you could say about an air conditioner here.
Repair is usually right when the system is under about 15, the part is a normal wear item, and the exchanger itself is sound. Replacement starts making sense when the heat exchanger is compromised, when the repair is a large fraction of a new system on equipment already past 18, or when parts for that model have gone scarce.
What complicates it in Missouri City is that on an older house the furnace is often not the weakest link. Putting a new high-efficiency furnace on 1970s ductwork buys less than the brochure suggests, because the losses are downstream of the equipment. That is the case for having it looked at in October rather than December. Not because something is wrong, but because if something is wrong you would rather find out on a Tuesday afternoon when we can get a part than on the first freeze when every supply house in the county is picked over.
Nothing here requires you to buy a maintenance plan. Change the filter, run the heat for twenty minutes with a window open before the season, and listen to it.
Missouri City runs on gas more than most of the metro. ACS table B25040 puts 16,114 of the city’s 27,348 households, 58.9%, on utility gas, against 39.2% on electricity. Fort Bend County as a whole is 57.7% gas, so the city tracks its county closely.
What that means for a service call is simple. Most heating work here is gas furnace work, most of it is in the attic or a closet, and most of the failures are ignition and control faults rather than anything exotic. If you are on the electric side you most likely have a heat pump with electric strip backup, and the failure that brings us out is usually the system falling back to strip heat and staying there, which you notice on the bill before you notice it in the house.
