Fulshear is not like the other cities we cover, and it changes what we find when we get there. Almost every house in this city is new. That sounds like it should mean fewer problems, and in one sense it does. What it actually means is that the questions worth asking here are completely different from the ones worth asking in Missouri City or Rosenberg, where the housing is forty years older.
The most useful of those questions has nothing to do with the equipment. It is about a piece of paper somebody may or may not have filed for you in 2016.
Census Bureau American Community Survey data, 2024 five-year estimates table B25034, puts 9,283 of Fulshear’s 10,121 housing units, 91.7%, in 2010 or later. Of those, 7,286 units, 72.0% of the entire city, went up in the 2010s alone, and another 1,997 in 2020 or later. The median year a Fulshear structure was built is 2016, against 1993 for Missouri City, 1993 for Stafford and 1994 for Tomball. Fulshear is by a wide margin the newest city 75 Degree AC serves.
That single fact reorganises everything. In an older Houston suburb the interesting variables are the age of the ductwork, whether the attic was ever insulated properly and how many times the system has been replaced. None of that applies here. A Fulshear house was built to a modern energy code, the ducts were sealed when they went in, and most systems are on their first unit.
So the failures we see are young-system failures, and the money question is not whether to replace. It is whether somebody else is already obliged to pay for the part.
Nearly every major manufacturer runs the same two-tier arrangement, and almost no homeowner knows about it. Register the equipment within a set window after installation and you get the registered limited warranty, typically ten years on parts. Two things about this matter more here than anywhere else we work. The first is arithmetic. A 2016 system is ten years old in 2026, and a 2019 system is seven. Across most of Fulshear the five-year base warranty has already expired. If the registration was filed, a compressor or coil may still be covered. If it was not, you are paying full price for a part on a system that is not old.
The second is that in a city built this fast, the person who installed your system usually was not working for you. It was a builder, on a schedule, handing over hundreds of houses. Some builders register everything. Some register nothing. Some register it in their own name. You very likely never saw the paperwork.
There is a third thing, and it catches people who did everything right. A manufacturer warranty is tied to the original owner. It does not automatically follow the house. If you bought your Fulshear home second-hand, whatever the first owner had may not be yours, even if they registered it properly and the system is only eight years old.
The rules differ by brand and they are not generous. Trane allows a transfer but the new owner has to register it, pay a fee and notify Trane within 90 days of the sale, currently $99 as a one-time charge. Carrier requires registration within 90 days of the sale and the subsequent owner typically ends up on a reduced tier. Lennox does not transfer its Elite and Merit series at all; only the top Signature line is transferable. Goodman has historically allowed transfers for a fee. Across the industry the fee tends to sit between $50 and $150.
Set that against Fulshear’s timeline. A large part of this city was built between 2013 and 2019 and a meaningful share has changed hands at least once since. Every one of those sales started a 90-day clock that almost nobody was told about. One caution, and we mean it: warranty terms vary by brand, by model, by the year it was made and by how it was sold, and manufacturers change these programmes. Nothing on this page tells you what your coverage is.
Before the table: if your system went in before roughly 2021 and nobody registered it, you have no manufacturer parts coverage left at all. That is the single most expensive thing most Fulshear homeowners do not know about their own house.

Read the middle row twice, because it is most of this city. Roughly seven in ten Fulshear homes went up in the 2010s, which puts a very large number of systems in exactly that band, where registration is the whole difference between a covered part and a bill.

Notice the right-hand column. On an older system it would be irrelevant, because everything would be out of warranty. Here it changes the bill on four of the nine rows, and on the last two it changes it enormously.

That is a tiny fraction, but those houses are a different job entirely: retrofitted systems, sometimes ductwork threaded through a structure never designed for it, and none of the warranty arithmetic on this page applies because the equipment has been replaced two or three times.
